Prologis Park
Waltham Abbey

Welcome to the website for the proposals for the land north of A121 (Dowding Way), Waltham Abbey. Prologis is excited to share the plans for the site which is allocated for new industrial and warehousing floorspace in the March 2023 adopted Epping Forest District Local Plan 2011 to 2033 (site ref. WAL.E8).

Masterplanning is now underway, with a focus on design, connectivity, accessibility and sustainability. In developing the masterplan, Prologis is looking to respond positively and proactively to the shortcomings identified for the previous application on the site, and in doing so deliver a scheme that complies with the site allocation and the local plan as a whole.

As with all Prologis developments, the company will engage closely with local stakeholders throughout the planning process, with an open and transparent approach that recognises the site’s planning history and ensures local voices help shape the development to deliver long-term community benefits.

Welcome

Prologis is bringing forward plans for Prologis Park Waltham Abbey, a development site extended to approximately 10 hectares, located north of Dowding Way, just off Junction 26 of the M25, to the south of Waltham Abbey.

The site is allocated for new employment floorspace in the Epping Forest District Council’s adopted Local Plan, under Policy E1, as allocation reference WAL.E8 (Land North of A121). The site is not within the designated Green Belt and is relatively unconstrained, making it a logical and sustainable location for new employment development. As an appropriate location to help meet future employment needs, the forthcoming development presents an opportunity to deliver new jobs, inward investment and lasting economic and social benefits in a well-connected location. Directly adjacent to the subject site sits Sainsbury’s Waltham Point Distribution Centre, with GXO, Ocado, Iceland, Tesco and John Lewis in close proximity.

As a landowner and long-term investor, Prologis is focused on creating a development that delivers lasting value by generating new jobs and supporting local and regional supply chains that makes a positive long-term contribution to Waltham Abbey’s economy and wider community. Prologis will therefore develop the site and retain long-term ownership, as it looks to attract and retain customers who are seeking strategically located, high-quality, sustainable buildings.

We will be holding two public consultations, an online webinar on Tuesday 2nd June 2026 and in person consultation on Saturday 6th June 2026, to showcase the proposals to the local community – please see details below,
